We can aid the owner in the selection of a site (if necessary); the selection of an A/E firm; finalizing the program; assembling the parameters for each processional discipline; identifying bid packages and construction phasing; and saving money for the owner by establishing, from the outset, a realistic total capital expenditures budget. Our construction management expertise services as Construction Manager-Contractor At-Risk and CMa where Nakasato serves as Construction Manager-Advisor.

Nakasato Contracting offers Design-Build Delivery in cases where the client seeks to contract with a single entity to minimize project risk and reduce the delivery schedule by overlapping the design phase and construction phase of a project. This method allows our clients a single point of contact for all facets of design and construction. Nakasato assumes the responsibility of engaging and contracting with the design professionals thereby assuming complete responsibility for the design and construction disciplines.

In actuality, there are only minor differences between Design/Build and Design-Assist (negotiated construction with preconstruction services). In both cases, the contractor is engaged early in the design phase of the project in order to allow for cost control and owner consultation through the design phase. The distinct difference between the two involves the contractual association among the owner, contractor and architect.

Through early collaboration with owners, designers, and engineers, we can create the most streamlined schedule possible. Nakasato has some of the most capable and respected veteran builders in the construction industry who understand the intricacies of developing a complex, multi-phased project schedule, utilizing state-of-the-art schedule software.


We meet with the entire project team, owners and designer, every week to review milestones, metrics relative to construction performance, and budget reviews. We believe in superior communication at all levels – this is the key to a successful project. When all parties are exchanging information and ideas in an efficient and effective manner, we can accomplish anything.



Budget management at the field level is a continuous loop process where we are constantly tracking cost vs. budget. Using multiple internal tracking systems to ensure accuracy, we minimize and eliminate budget increases or generally referred to as “scope creep”.


Being the builders that we are, we believe it’s important to self-perform traditional general contractor work such as soft demolition, structural excavation, concrete formwork, placing and finishing of concrete, rough carpentry work and door/frame/hardware installations. Performing this work with our own full-time employees guarantees higher quality, greater schedule control, and cost savings to the client.
